a. Chair Goodwin called the meeting to order at 5:15pm with declaration of a quorum.

VII. Public Hearings
a. Zoning Petition #297 – The City of Danville Zoning Administrator is requesting for a Zoning Text Amendment to Chapter 150.030 (F) (Accessory Buildings, Structures, and Uses.)
i. Pete Goodwin: First we are going to be hearing zoning petition 297. The City of Danville zoning administrator for discussion. Zoning text amendment to chapter 150.030 accessory building structures and uses.
ii. Mumuchhu Gurung: So this, zoning text amendment is to allow commercial vehicles to park in nonresidential but conforming uses such as schools, youth services or churches, institutions, if you can, you'll be seeing that churches or institutions like headstart or schools have been utilizing school busses or commercial vehicles as a part of their operation. So given this existing practice, the city seeks to formally authorize it. We will, ensure that, these are all legitimate uses. When we're issuing permits, the vehicles have to be registered. And also there's, like, parking ordinance where, the driveways at the parkways have to be laid out concrete or asphalt. So those are the conditions that they have to meet, to seek parking. The city sees no issues with it.
iii. Pete Goodwin: So in the past, I mean, the essentially, they just have not been technically allowed to park at their businesses. And now this is just essentially allowing under the park. Any other questions?
iv. Aaron Troglia: Well, why was that even an issue? You know, I'm not sure. Was it? I mean. Has anybody ever had an issue with it, or are we just simply realizing that we didn't have it into the ordinances.
v. Mumuchhu Gurung: So we did get some few requests. If you can go through the, ordinance, there is like it's only allowed in industrial or with special permit on B3. But if it's if those not like conforming uses are allowed, it should be allowed in those like non residential uses as well. We have been getting requests as such. So that's why this came up. And we're just trying to make it right.
vi. Pete Goodwin: So I just simply wasn't in there. Any other questions? Now I will entertain a motion of approval for the petition.
vii. Aaron Troglia: I'll make a motion to approve zoning petition number 297. The City of Danville Zoning Administrator is requesting for a zoning text amendment of chapter 150.030, Accessory Building structures.

b. Special Use Permit #264 - The petitioner, Arkad Properties LLC is requesting a Special Use Permit to allow for a Small Machine Shop to operate in the I1- Light Industrial District at 805 E Voorhees St.
i. Pete Goodwin: All right. Next up, we've got special use permit. Number of two. Six. Four. I apologize on the name if I mispronounce of the petitioner. Arkad Properties, LLC is requesting a special use permit to allow for a small machine shop to operate the, I one light industrial district at 805 E Voorhees Street. And give us just kind of a brief recap of what we've got here.
ii. Mumuchhu Gurung: So, this site is currently in industrial zone. I believe there are some auto services right next to, like, in that industrial zone. So we would like to give them a special use permit to, run a small machinery out their. And the City of sees no issues with that considering the proposed use of the facility. They should not be any traffic flow issues either.
iii. Tammy Wilson: I'm sorry. What? Is there other companies?
iv. Mumuchhu Gurung: Arkad properties. So we have the petitioner right here, if you have any questions.
v. Tammy Wilson: Any other companies near the property?
vi. Chris Albin: My office is to one side, and then I own the building to the other side, and it's rented to an auto repair guy. There's nothing behind.
vii. Pete Goodwin: Any other questions? You guys all familiar with this location? As you know.
viii. Aaron Troglia: Why is it currently not so important?
ix. Chris Albin: It used to be when I bought it years ago, it was a print shop, and then we had our maintenance crew running out of there. And then, you know, since we've been slowing down, we have no use for it anymore. But when it was a print shop, there were print machines in there. So I don't know why it's, not zoned I don't understand the zoning of it anyway.
x. Aaron Troglia: So I was gonna ask her. Why is it so for a small machine shop already?
xi. Mumuchhu Gurung: I'm not sure about that either. It's in our table of uses. It says only we're after a special use permit. It's allowed, but it is allowed in, and I2 zone. So, I'm not really sure how and why they came up with.
xii. Mike Van De Walker: I want that machine shop to be able to do very small change job. 2 to 4 TMC machines and two more guys back too.
xiii. Aaron Troglia: Okay. Yeah, the machine shops. I've seen them for a long time
xiv. Mike Van De Walker: They serve one customer, one client out here in town. So, this particular machine shop is one.
xv. Tammy Wilson: What type of machinery?
xvi. Mike Van De Walker: We don't know that. All I know is they have. Apparently, they have a specialty with, gears repairing, and gear reducers and things like that.
xvii. Pete Goodwin: Any other questions? If not, I'll entertain a motion to approve special use permit 264
