City of Monticello issued the following announcement on Nov. 29.
A notice is hereby given that a Public Hearing will be held upon the Applications for Rezoning, Conditional Use and Variances filed with the City of Monticello Planning & Zoning Board by MLJL Properties, LLC, owner of the property legally described as follows:
Proposed Lot 2 - M20 MLJL Properties, LLC Addition to the City of Monticello, being part of the following described tract of land: Lot “C” of the Subdivision of Outlot 1 of Noecker’s Third Addition of Outlots to the City of Monticello, Illinois, according to the Plat made by J. Robert Bower, Illinois Land Surveyor, and recorded in Book 3 of Plats at Page 84 of the records of Piatt County, Illinois, said premises situated in Piatt County, Illinois; and: Lot Four (4) of Lot “A” of the subdivision of Outlot One (1) of Noecker’s Third Addition of Outlots to the City of Monticello, Illinois according to Plat made by J. Robert Bower, Illinois Land Surveyor, and recorded in Book 4 of Plats at Page 7 of the records of Piatt County, Illinois, said premises being situated in Piatt County, Illinois; Except the following described tracts: Tract 1: Beginning at the Northeast corner of Lot Four (4) of Lot “A” of the Subdivision of Outlot One (1) of Noecker’s Third Addition of Outlots to the City of Monticello, proceeding in a westerly direction along the North line of said Lot Four (4) a distance of 156 feet 0 inches to a point on the said North line of Lot Four (4), thence proceeding in an easterly direction parallel to the North line of said Lot Four (4), to a point on the East line of said Lot Four (4) (which line is immediately adjacent to Irving Street), thence proceeding in a northerly direction along said east line of Lot Four (4) to the point of beginning; And, except, Tract II: Beginning at the southwest corner of Lot Three (3) of Lot “A” of the subdivision of Outlot One (1) of Noecker’s Third Addition of Outlots,
proceeding thence West a distance of ten (10) feet to a point, thence North 110 feet parallel with the West line of said Lot Number Three (3), to a point, thence East parallel with the North line of Lot Three (3), a distance of 120 feet to the East line of Lot Four (4), thence South on said East line, a distance of 10 feet to the northeast corner of Lot Three (3), thence West on said North line a distance of 110 feet to a point, being the northwest corner of Lot Three (3), thence South 100 feet to the point of beginning. Property is commonly known as 415 W. William Street, units 1 - 20, Monticello, Illinois.
A public hearing will be held at Planning & Zoning Board meeting scheduled for Monday, December 17th, 2018 at 7:00 P.M. The meeting will be held in the City Council Chambers, located at 210 N. Hamilton Street in the City of Monticello Illinois. Notice is further given that the above applicant is seeking a zoning change to the above property from General Industrial (I-1) to Multi-Family (RM), currently an existing non-conforming use; a Conditional Use Permit to allow five main buildings on one parcel; and Variances to front and rear yard setbacks, parking and screening requirements for a multi-family use. All interested persons have the right to appear at the public hearing and present evidence.
