The effective property tax rate in Broadlands grew from 1.2% in 2016 to 1.7% in 2025, reflecting a 0.5 percentage point rise over a decade, BlockShopper.com reports.

In comparison, the average effective property tax rate throughout Champaign County fell from 2.2% in 2016 to 2% in 2025, representing a 0.2 percentage point decrease over the same span. In 2025, Broadlands maintained a lower rate than the countywide average.

Broadlands reported the second smallest growth in property tax rates among the 27 Champaign County cities included in the analysis during this period.

As of 2025, Broadlands ranked 18th in Champaign County for its 1.7% effective property tax rate relative to other municipalities in the county.

This rate is 1.9 times the 0.888% average effective property tax rate in the U.S. for 2024.

According to Redfin, U.S. home prices increased again in 2025, pushing the national median to about $447,000 in June, a 1.13% year-over-year rise. Analyses of U.S. housing data indicate a 1% rise in median home values tends to coincide with about a 0.71% fall in effective property tax rates, as rising home prices enable governments to shrink rates while generating more revenue.
